Property Manager Agreement

By creating a Staylayer account you agree to these terms.

This Property Manager Agreement ("Agreement") governs your use of the Staylayer platform as a property manager or vacation rental operator ("Property Manager"). Read it carefully — it describes how referral commissions are calculated, when and how you are paid out, and your obligations to guests and the platform.

What Staylayer does

Staylayer is a referral attribution platform connecting Property Managers with local Partners. When a guest discovers a local Partner through your curated recommendations and redeems a Staylayer perk link at the Partner business, Staylayer attributes that booking to you and a commission is generated.

Our role is to provide the platform infrastructure: guest-facing recommendation pages, perk link generation, redemption verification, partner commission tracking, and payout management. You pay nothing until a booking is attributed to you. We earn a small platform fee from the commission generated by each successful referral booking.

How you earn

When a guest taps ‘Get my perk link’ on one of your offers and shows the resulting perk link at the Partner business, the Partner verifies the redemption by entering their organization code on the Staylayer redemption page. This single step confirms the booking, attributes it to you, and calculates the commission.

The commission rate is set by each Partner per offer at the time they join Staylayer. By featuring an offer in your guest recommendations, you accept the commission rate set by that Partner. Rates are visible to you in your Property Manager dashboard before you choose to feature an offer.

Example: Your guest books a $200 experience at a Partner with a 15% commission rate. The commission is $30. Staylayer retains $7.50 (25% platform fee). You receive $22.50 added to your payout balance.

Platform fee

Staylayer retains 25% of the commission amount generated on each confirmed referral booking as a platform fee. You receive the remaining 75%.

The platform fee covers Staylayer's operating costs, including guest-facing page hosting, redemption infrastructure, commission tracking, and payout management. There is no monthly subscription or upfront cost — the platform fee is the only charge.

Staylayer will provide at least 30 days' advance notice before any change to the platform fee percentage. If you do not agree to a fee change, you may close your account before the effective date.

Payout schedule

Commissions accumulate in your Staylayer payout balance as Partner bookings are confirmed and invoiced each month. Payouts are issued on a monthly basis, following successful collection of the corresponding invoice from the Partner.

Minimum payout threshold: Payouts are issued when your balance reaches $25 or more. Balances below $25 roll over to the following month and accumulate until the threshold is reached.

Payout method and payment account details are collected during onboarding. During the early access period, payouts are processed manually. Automated payout scheduling will be introduced in a future platform update, communicated with advance notice.

Staylayer is not responsible for delays caused by incorrect or outdated payment account information you have provided.

Booking attribution

Attribution is determined by the perk link the guest generates from your recommendations and the Partner’s verification of that perk link at the time of redemption. Each perk link is one-time use and uniquely tied to a specific guest, host, and offer, which provides clean attribution from your recommendation through to the confirmed booking.

In the rare case where a guest mentioned a Partner directly without generating a perk link, the Partner may manually log the booking via the Partner dashboard. Manually logged bookings are subject to the same Partner accuracy obligations and Staylayer’s review process.

If you believe an attribution is missing or incorrect, you can dispute it by contacting Staylayer support. We will review the booking record, perk link history, and Partner records to determine the correct attribution.

Guest materials

Staylayer provides QR code materials, a unique guest-facing URL, and downloadable assets for each Property Manager. You are responsible for distributing these to your guests in the way that best fits your operation — for example, printing the QR code in welcome materials, sharing the link in pre-arrival emails, or displaying assets at the property.

Your guest-facing URL is permanent once assigned and will not change. If you need to update branding, copy, or curated offers shown on your guest page, you can do so via your Property Manager dashboard or by contacting Staylayer support.

Guest recommendation pages

Your guest-facing recommendation page reflects the Partners and offers you have curated from the Staylayer network in your market. You choose which offers to feature — Staylayer does not automatically display all available Partners on your page.

Guests who visit your recommendation page can also browse a full directory of all active Partners in your market via the “Explore all local experiences” link. This explore page is part of the Staylayer platform experience and cannot be disabled. All bookings made through the explore page are still attributed to you when a guest redeems via your perk link.

Platform branding

Your guest-facing pages are customized with your logo and brand colors and are designed to feel like your own recommendation page. "Powered by Staylayer" branding is always shown in the footer of guest-facing pages. This branding cannot be removed — it is a requirement of platform use.

Acceptable use

You agree to use the Staylayer platform in good faith and for its intended purpose: facilitating genuine referral relationships between your properties and local Partner businesses for the benefit of your guests.

Prohibited uses include: generating artificial attribution activity, submitting false booking records, impersonating another Property Manager, or attempting to reverse-engineer Staylayer's referral attribution systems. Violation of this section may result in immediate account suspension and forfeiture of any pending payout balance.

No long-term commitment

There is no minimum contract period. You may pause recommendations, deactivate your guest page, or close your account at any time. Closing your account does not affect your right to receive any payout balance already earned and confirmed prior to account closure, subject to the $25 minimum threshold.

Changes to this agreement

Staylayer reserves the right to update these terms. Material changes — including any change to the platform fee percentage or payout schedule — will be communicated by email to your registered address at least 30 days before they take effect. Continued use of the platform after the effective date constitutes acceptance of the revised terms.

Early access

Staylayer is currently in early access. Platform features, payout methods, and these terms may evolve before public launch. We will communicate all material changes directly to active Property Managers before they take effect. Your participation during early access helps shape the product — feedback is welcomed and actively incorporated.
